Residential Tenancy Dispute Resolution Service


The Residential Tenancy Dispute Resolution Service (RTDRS) offers landlords and tenants an alternative means of resolving serious disputes outside of court. The RTDRS is designed to be faster, more informal and less expensive than the courts. 

A tenant or a landlord who has concerns related to termination of a tenancy, unpaid rent/utilities, security deposit, damages, repairs or other common disagreements may use the service.

Once someone chooses to use the service they must submit to the RTDRS their completed application form. The RTDRS will file their application and set a date and time for the hearing to take place. The matter will be heard before a Tenancy Dispute Officer who is authorized to make binding decisions on claims up to $50,000. The decision of the Tenancy Dispute Officer is binding on all parties.

Please note that applications are accepted between 8:15 a.m. - 11:45 a.m. and 1:00 p.m. - 4:00 p.m.

RTDRS will be closed on the following dates:

  • December 24, 2014 to January 1, 2015 for the Government of Alberta Holiday Closure
  • February 16, 2015 for Family Day
  • April 3 and 6, 2015 for Easter
  • May 18, 2015 for Victoria Day
